Manzanita Oceanfront & Ocean View Homes
Oceanfront and ocean view homes in Manzanita, from the sand on Ocean Road to the hillside above the village.
Homes for sale in Manzanita · 9
Manzanita is the rare North Coast town where you can own on the sand and still walk to dinner. Seven blocks of village along Laneda Avenue end at a wide, flat beach that runs south to Nehalem Bay, and the homes that face it — along Ocean Road and the few streets that reach the dunes — are the most sought-after addresses in Tillamook County. Above the village, the Neahkahnie hillside and the Highlands hold the ocean-view homes: higher, quieter, with the whole bay in the window.
This page lists both. The grid below is every residential listing inside Manzanita's boundary that is either oceanfront — the lot meets the beach — or carries a true ocean view, priced from the top down. The guide beneath it explains what the difference means here, which streets hold which kind of home, and what to check before you buy on this particular stretch of coast.
Oceanfront and ocean view are different purchases
Oceanfront in Manzanita means the dune is your western boundary. Ocean Road is the spine of it — a dead-flat street a block from the village where the houses sit behind a low foredune and the beach begins where the yard ends. There are fewer than a few dozen of these lots in the whole town, they rarely trade, and when one does it sets the price for everything else.
Ocean view is a much larger set. It includes the second-row homes on Beach Street and the lanes off Ocean Road that look over their neighbors' roofs to the water, the Classic Street and College Avenue homes near the village with a slice of blue, and the hillside above — Neahkahnie Meadows, Sea View Drive, the Highlands — where the view is the whole reason the house is there. A hillside view home can see more ocean than an oceanfront one; what it cannot do is walk out the back door onto the sand.
The listing data tells you which is which: oceanfront homes carry a waterfront designation of ocean frontage; view homes carry an ocean view in their view fields. Our filter reads those fields, not the words in the description, so "peek-a-boo ocean view through the trees" does not qualify a listing here.
Where the oceanfront is
Ocean Road runs north from the village along the back of the dune, and the homes on its west side are the town's oceanfront. South of Laneda the street continues toward the state park with the same relationship to the beach. A handful of lots at the north end, toward the Neahkahnie beach, sit where the dune narrows and the surf is closer.
The second row — Beach Street, the short lanes between Ocean Road and the village — is where most of the "ocean view, walk to the beach" homes are. They are the compromise many buyers end up happiest with: the same two-minute walk to the sand, a view over the dune from an upper floor, and a price that leaves room for the house itself.
Above the town, the view homes on the hillside — Sea View Drive, Neahkahnie Meadows, the Highlands' Sea View and Hilltop sub-areas — look south over the whole of Manzanita and Nehalem Bay to the spit. Many are newer, architect-designed, and built for the view; their beach access is by car or a long walk down.
What to check before you buy on the sand
- Foredune and setback. Oregon regulates building on and near the foredune, and Manzanita's oceanfront lots carry setback lines that govern decks, additions and rebuilding. Ask for the survey and the city's current foredune rules before you plan anything west of the house.
- Sand and salt. Oceanfront homes take the full weather. Windows, decks, exterior hardware and roofing wear faster than they do three blocks inland, and the sand gets everywhere. Budget for maintenance the way you would for a boat.
- Flood insurance. Lots in FEMA Special Flood Hazard Areas usually require flood coverage when financed, and coastal insurers price wind exposure differently from inland carriers. Get the quote before the offer, not after.
- Short-term rentals — your due diligence. Rental rules in Manzanita are set by the city and they change. If rental income is part of your plan, treat it as something to verify for the specific property, with the city, at the time you buy — never as a given.
How many oceanfront homes are there in Manzanita?
Very few — the oceanfront is a single row along Ocean Road and the dune, and most of those homes are held for decades. In a typical year a handful change hands. That scarcity is the price.
Is an ocean-view home on the hillside a worse buy than oceanfront?
It is a different buy. The hillside gives you a bigger view, more privacy and usually a newer house; the oceanfront gives you the beach at the door. Buyers who want to walk out to the sand every morning should hold out for Ocean Road; buyers who want the view from the kitchen should look up the hill.
Can I build or expand on an oceanfront lot?
Often, within the setback and foredune rules. Every oceanfront lot is different, and a survey and a conversation with the city come before any plan.
What about the Highlands?
The Highlands at Manzanita is the newest hillside neighborhood, with ocean-view homesites in its Sea View and Hilltop areas. Its lots are land, so they appear on the lots page rather than here, but the finished homes there are among the best views in town.
Oceanfront in Manzanita, with the people who live here
Oceanfront and ocean-view homes in Manzanita are rare, and the good ones move quickly — often to buyers who are pre-approved, locally connected, and ready to act when a listing surfaces. Our office is on Laneda Avenue, two blocks from the sand; we walk this beach, we know which lots are which, and we hear about homes before they list.
